One of the newer neighborhoods in South Palmer Ranch, Promenade Estates features large single-family residences in pleasant suburbs. The good location and generous amenities enhance the active and inviting Florida lifestyle.
Launched in 2019, Promenade Estates has locations for 352 homes. Most are surrounded by dozens of retained ponds and lakes, with the largest sparkling water fountains. The rest of the dwellings belong to the Green Belts and Large Wetland Conservancy on the eastern side of the community.

A stunning guard overlooks the main divided entrance on Honor Street. The top is a bit like an airport traffic control tower. Its stone foundation is a gateway corridor. The central island leading to the gate is lined with flowering shrubs and palm trees.

The other entrance off Bay Street – also divided – faces the northern reaches of Oscar Scherer State Park. The entrance to the Legacy Trail is less than a mile to the west.
“It’s a family neighborhood,” said Armanda Marchicello, a realtor at Waterside Real Estate. “At Palmer Ranch, where many neighborhoods cater to retirees and vacant residents, this is not always the case.”
To that end, amenities include a large playground/playground and a waterslide for the kids by the community pool. Schools in the area include Laurel Nokomis Elementary, Middle and High School Venice. Pine View School for the Gifted is three miles away.

There are two National Builders at Promenade Estates – M/I Homes and DR Horton – both with more than 40 years of experience. Both companies have a proven track record on the Gulf Coast, developing other communities from Tampa to Fort Myers.
Each builder offers one-story and two-story models whose starting prices range from mid-$500,000 to $700,000 lower. Few of the homes have private swimming pools.

Headquartered in Arlington, Texas, and the largest home builder in America, DR Horton has four-bedroom and two-bathroom models, complete with a two-car garage, in contemporary Florida designs. Open floor plans range from 1,828 to 2,650 square feet of living space. Kitchens come with stainless steel appliances and granite countertops.
M/I Homes, headquartered in Columbus, Ohio, sells three to five-bedroom homes with three-car garages and 2,309 to 3653 square feet of under-air. A number of models have Tuscan-style stone elements as part of the front facade.

There are also a few resales on the Promenade Estates. The Marchesello sale hanging at 12635 Night View Drive is a model M/I Homes Crystal with four bedrooms, four bathrooms, and 3,119 square feet under the air. Sitting in a corner yard, it has a private pool with a covered terrace. Green features include water purification for the whole house, dual air conditioner and smart thermostat.
“My friends built it as a one-story house and added an upper floor that can be used as a guest room,” she explained. “They put $300,000 into promotions and then got a job offer that required them to move elsewhere.”

Promenade Estates enjoys an excellent location. Since Bay Street now connects Honore Street and the Tam Miami Trail, Nokomis Beach is only 2.7 miles away. With the recent opening of the Sarasota Memorial Hospital’s Venice branch on Laurel Road, medical services are close. Easy access to I-75 via SAR 681 and the Laurel Street entrance makes traveling north and south convenient.

For the active minded, there’s a resort-style pool with a club fitness center, plus sand volleyball courts, and a half-basketball court near the Honor Street entrance. Nearby golf courses offer play and memberships. Oscar Scherer Park features kayaking, canoeing, hiking trails and birdwatching.

Promenade Estates has a dog park for large and small pets. Homeowners association fees are relatively low – $102 per month. There are no CDD fees.
Besides new homes, there are currently two resales on the market in Promenade Estates, priced at $699,000 and $725,000.
